A travel center, industrial park and standalone gas station are all part of development plans at Bowman/Vance Exit 165 off Interstate 26.
Ohio-based TravelCenters of America (TA) Inc., a BP brand, is planning to build on Vance Road (S.C. 210), according to signage posted on the property.
It would be the first TravelCenters of America built in the county.
TravelCenters of America in South Carolina are located in Spartanburg, Manning, Florence, Columbia and Fair Play.
TA was acquired by BP in May 2023, adding around 290 sites to BP’s U.S. network at the time.
The development of the travel center is a part of TA’s continued expansion over the past few years. This year the company is planning to open 20 new locations.
There are also plans to build a Bowman Industrial Center that will have as its centerpiece 150,000 square feet to 707,940 square feet of warehousing and distribution space at the exit. The building is expandable to 850,000 square feet.

The industrial property is touted as ideal for manufacturing, production, distribution/warehouse, refrigeration/cold storage, truck terminal/cross dock; light industry/manufacturing and general industrial.
The facility, including the travel center, will be located on about 84 acres at 5234 Vance Road across from an existing Exxon gas station to the east of I-26.
Orangeburg County Council last year unanimously approved giving tax incentives for High Point, N.C.-based DG Real Estate to construct the industrial park.
DG Real Estate will spend a minimum of $75 million on the project. The building’s cost will be privately funded.
Colliers, an investment management company, will help market the property.
Charleston-area local governments have rescinded their request to rezone property near Bowman to allow the construction of a sewage treatment plant.
Colliers referred questions to DG Real Estate principal Matt Dahlhauser.
Attempts to reach Dahlhauser were unsuccessful.
Attempts to reach TravelCenters of America were also unsuccessful.
A little further east on Vance Road is a 5.91-acre tract, marketed by Target Realty LLC, that has been sold for about $150,000, according to the company’s website.
The tract has approximately 430 feet of paved road frontage on Highway 210 (Vance Road) and 730 feet of dirt road frontage on Patrick Dairy Road, according to the company’s website.
David Stewart of Target Realty said the plans are to clean up the property and possibly put a gas station on the site.
