The property is located in both Orangeburg and Calhoun counties. It is listed by CJ Brown, broker/founder of Brown Land + Plantation Advisors.

“It was built for the sole purpose of creating a fantastic place to deer and turkey hunt and fish,” Brown said. “The owner over a number of years assembled pieces together and made it what it is.”

“The wild turkey hunting and whitetail deer hunting is off the charts,” Brown said. “Ducks too!”

Brown said the previous owner had a change of interest and decided to put the lodge on the market. According to property records, the registered agent of Game on Farms, LLC is Victor O. Roof Jr.

The house is 12 years old.

“It is the second-largest tract for sale in the state of South Carolina,” Brown said. “That is the crown jewel on the market right now in the state of South Carolina. There is not anything close to comparable.”

“The improvements on it are unbelievable,” Brown continued. “It looks like it was built yesterday.”

Through March 19, the property has been listed on Zillow for 29 days and has been viewed 4,578 times.

“I think this property will likely sell in short order,” Brown said. “There is nothing like it.”

The real estate listing says the property features “trophy whitetail hunting, excellent turkey populations, excellent wing shooting opportunities, and several fishing ponds.”

The lodge itself features vaulted ceilings with wood and stonework; open, granite counters in the kitchen and hardwood flooring throughout.

The full gym is equipped with workout equipment and a custom swimming pool, hot tub and sauna.

The lodge features three multi-bay climate-controlled car garages.

There is also included a 4,000-foot paved entrance and multiple hard road access points.

And of course: what would a hunting lodge be without hunting?
